Slums In India ........ Is anybody Interested?
India is witnesing unprecedented growth in realestate. Prices for house property are rising everywhere, be it a metro or small towns, average price hike in last 3-5 years have been 5-10 times hike in prices.
A 100sq yards plot bought 4-5 years back for Rs 5-6 lacs can easily fetch you 20-25lacs today even in non metros.
This phenominal growth has created scarcity for land in city limits that can be used for residential development.
Now, here i want to draw attention towards common problem of every city, i.e. OLD established slums and new developing slum areas. All these localities are single story settelements. These areas are also known for breeding grounds for anti social elements. These localities have severe law and order problems.
Poor health, education, income levels are other features of these slums. Our Dharavi Slum in Mumbai is probably Aisa's or may be world's largest slum.
Normally people see them as a problem areas and try to keep themselves away from them. I see a big opportunity for corporates and government bodies to develope these slums and change the conotation of Slums just by doing some development work.
Builders can come forwar to take that land and build multy story buiddingd with better ventilations, roads, water and power supply.
Builders like Sahara, DLF, UNitech and Ansals can look into this. the extra land created by shifting single story unit into multistory can be used by these builder to make shopping and entertainment complexes.
Other corporates like Reliance, Sony, Tata, Videocon etc can come forward to open retail stores in these newly developed shopping complexes.
Government can earn sales and entertainment taxes from these shopping complexes and increase its annual tax collection.
By doing this government bodies can identify each dwelling unit and charge various taxes like water, power, house tax etc and increase their revenue.
Law and order situation would increase as each unit and its occupants are identified and each unit is approachable.
So these slums can be converted into buzzing areas of development if someone can take initiative.
